The Opportunity
The UK property sector has a problem that everyone in it knows about but few have solved well. Estate agents and landlords need reliable, insured tradespeople at short notice. Tradespeople want steady work without chasing invoices. And somewhere in the middle, jobs get lost in email threads, liability is unclear, and tenants wait too long for a leaking tap to get fixed.
Axyon identified this as a fundable, buildable opportunity — a managed marketplace that sits between all three parties, handling verification, job tracking, billing and communication in a single platform. Mistla, Axyon's flagship managed services and technology portfolio company, had both the engineering capability and the operational experience to build it.
Axyon committed £250,000 in development capital to fund the build from concept to launch.
The Brief
The platform needed to serve four distinct audiences — estate agents, landlords, tradespeople, and platform administrators — each with different workflows, different levels of access, and different commercial relationships. The challenge was building something that felt simple for each user type while handling genuine complexity underneath.
The commercial requirements were equally demanding: a tiered subscription model, automated monthly billing, a tradesperson liability insurance option, per-job commission handling, and a free tier to reduce friction at sign-up. Mistla was asked to design and deliver all of it — not as a prototype, but as a production-ready platform capable of onboarding paying users from day one.
How Axyon's Investment Was Used
The £250,000 facility provided by Axyon Holdings funded the full development programme, covering:
- Mistla engineering team time across UX design, frontend, backend and infrastructure — the full build from wireframe to deployment
- Supabase infrastructure, authentication, database and edge function configuration at scale
- Billing engine development including subscription management, automated invoicing and per-job commission processing
- Full email integration — inbound and outbound threading, multi-mailbox support, and job creation via email
- SEO-optimised marketing site with trade category landing pages, built and pre-rendered for organic search from day one
- Netlify deployment, CI/CD pipeline, and ongoing platform operations post-launch
What Mistla Built
Mistla chose a modern, serverless-first stack: React and TypeScript on the frontend, Supabase for backend, database and authentication, and Netlify for hosting and deployment. The architecture delivers a production-grade platform at a fraction of the running cost of traditional server-based infrastructure — a deliberate choice that keeps operating costs lean for a growing startup.
At the heart of the platform is a full job ticketing lifecycle: submission, admin assignment, tradesperson acceptance, quote submission, client approval, job completion and payment. Every stage is tracked, logged and visible to the relevant parties. Priority levels, property details, tenant information and threaded comments — with per-message visibility controls — keep communication structured and accountable.
The organisation model allows estate agencies to manage multiple team members with appropriate access levels across their entire property portfolio. Tradespeople receive assignments, submit quotes, mark jobs complete and receive payment — all within a single portal, without needing to chase anyone.
The Outcome
Authentication, dashboards, portals, billing, email integration and marketing site — all live and onboarding users from day one.
Estate agents, landlords, tradespeople and admins each have a tailored experience within a single coherent system.
Serverless architecture means no infrastructure management overhead and running costs that scale with the business, not ahead of it.
Pre-rendered trade category landing pages give Landlord Liaison a strong organic search foundation without ongoing content spend.
What This Demonstrates
Landlord Liaison is an example of Axyon's model beyond working capital. Where the NHS Trust case study shows Axyon backing a portfolio company to deliver for an external client, this case study shows Axyon identifying a market opportunity, funding the build through its own portfolio engineering capability, and launching a standalone product with real commercial potential.
Mistla provided the engineering. Axyon provided the capital, the commercial direction, and the strategic appetite to move from idea to launched product. The result is a platform that neither party could have brought to market as quickly or as completely independently.
